The questions landlords usually ask.

How does a company let actually work?

Instead of letting to individual tenants, you let the whole property to D&G Luxury Rooms Ltd under a formal company-let agreement. We pay you a fixed monthly rent and house working professionals in the rooms, managing them fully.

What happens if rooms are empty?

Your rent doesn't change. Occupancy is our commercial risk — we pay the agreed rent under the terms of the agreement whether the rooms are full or not.

Who lives in the property?

Working professionals, including NHS staff, contractors, engineers and mature professionals. All occupants are referenced and managed by D&G.

Who handles maintenance and repairs?

D&G handles day-to-day management, occupant issues and minor upkeep. Responsibility for structural and major items is set out clearly in the agreement, so both sides know exactly where they stand.

Do I need to tell my mortgage lender or insurer?

Usually, yes. Most lenders and insurers need to know the property is let to a company rather than individuals, and HMO use must be permitted. We'd always recommend confirming your mortgage and insurance terms allow a company let before signing — we're happy to work through this with you.

What protection do I have if D&G fails to pay?

D&G operates under formal agreements with clear contractual obligations. As with any lease or tenancy agreement, both parties are protected by the terms of the contract and the legal remedies available under UK law.

How long are your agreements?

Typical agreements are structured for 3–5 years, subject to property suitability and agreed terms.

What happens at the end of the term?

The property is returned to you in line with the condition terms of the agreement. Many landlords choose to renew — long-term relationships are the point of our model.

Are you insured and regulated?

D&G maintains £5 million public liability insurance and £50,000 professional indemnity insurance, is ICO registered (No. ZB895739) and is a member of the Property Redress Scheme (No. PRS051920).
