THE DETAILS MATTER

Know who you’re working with.

THE DIFFERENCE

Less to juggle.
More certainty to plan.

A company let changes the relationship: D&G rents the property from you, and we arrange the individual room lets.

01 / RENT

Know what’s coming in.

Your monthly rent is agreed in advance. Under the agreed company-let terms, D&G takes on the room vacancy risk rather than passing each empty room back to you.

02 / TIME

Step back from room lets.

Move away from organising each viewing, move-in and individual room letting. We agree how day-to-day management will work before the arrangement starts.

03 / CLARITY

Leave the organising to us.

From arranging contractors to keeping tenants informed, we take the organising off your hands. We work with your managing agent, your preferred tradespeople or our team, with clear arrangements agreed upfront.

Every property is different. Any offer is subject to assessment and agreed written terms; a fixed-rent agreement is not a government-backed or insurance guarantee.

HOW IT WORKS

A straightforward
route to your
next chapter.

Start with the property. We’ll work through the practical details together.

Tell us about your HMO
  1. 01

    Tell us what you have.

Share the location, number of bedrooms, current occupancy and what you would like to change.

  2. 02

    Let’s look at the fit.

We review the property and discuss condition, licensing, demand and how management would work.

  3. 03

    Consider a clear proposal.

If it is a fit, we outline the proposed rent, term and responsibilities for you to review. Nothing proceeds until the details are agreed.

IS IT RIGHT FOR YOU?

Four to eight bedrooms.
Potential in every condition.

Ready to let, tired around the edges or in need of more substantial work—we are open to looking at your property as it stands.

You do not need to have every improvement figured out before speaking to us. We will assess the property and, where there is a workable solution, explore how to bring it up to the required standard for professional tenants. Any improvement plan and agreement depend on the individual property.

Let’s talk through your property

LANDLORDS & LETTING AGENTS

Already have an agent?
They can be part of the plan.

Your existing estate agent can stay involved in management. We work with them to coordinate maintenance, keep tenants informed and organise access—or arrange work through your preferred contractors or our team. You keep the relationship, with less day-to-day organising.

How is a company let different?

You let the property to D&G under a company agreement, rather than arranging separate room lets yourself. We arrange accommodation for working professionals. The written agreement sets out what each party is responsible for.

What happens when a room is empty?

Under the agreed fixed-rent terms, D&G takes on the room vacancy risk. Your agreed rent is not recalculated simply because an individual room is empty. The signed agreement governs payment obligations and any exceptions.

How much rent can you offer?

That depends on the location, size, condition and operating costs of the property. We assess those details before making a proposal. If you have a target rent, include it in your enquiry so we can have a useful conversation from the outset.

Who deals with repairs and management?

We make maintenance easier to manage: coordinating with your agent or contractors, scheduling visits, arranging access and keeping tenants informed. We can use your preferred tradespeople or our team. The work itself is funded by the landlord, with responsibilities and arrangements agreed before we begin.

How long is the agreement?

Our company-let agreements typically run for three to five years. The exact term, any rent reviews and any break provisions are agreed for your property and set out in writing.

Which properties do you consider?

We consider 4–8 bedroom properties across Bristol, in any condition. Whether your property is ready to let or needs work, we are happy to take a look. Where improvements are needed, we can explore a practical plan to bring it up to the required standard. Suitability, scope, costs and responsibilities are assessed and agreed for each property.
