Running an HMO room-by-room means constant advertising, viewings, referencing, check-ins, check-outs and maintenance calls. A company let hands all of that to one professional operator — while your rent arrives the same, every month.
Agreements structured over 3–5 years — predictable income you can plan around, not six-month cycles.
Your rent is paid under a formal agreement regardless of how many rooms are occupied. Empty rooms are our problem.
We house working professionals — NHS staff, contractors, engineers and mature professionals — and manage them fully.
Your tenant is a UK limited company with insurance and a reputation to protect — not a rotating house full of individuals.
Address, bedrooms, licence position, current situation — whatever you have.
Location, room sizes, licensing, rental figures and professional tenant demand.
If it works, we present a clear rent offer and agree every term in writing before anything is signed.
The agreement is signed, your fixed monthly rent begins, and D&G takes over the day-to-day.
Before trusting anyone with your property, you should know exactly who they are. D&G is properly established, insured and accountable.
Communication has been clear and responsive, the income has been consistent, and the partnership has felt honest and transparent from the start.
D&G Luxury Rooms have been amazing to work with. They communicate well, fill rooms quickly, place good-quality tenants and make the handover process smooth.
The property was well-maintained, and any issues that arose were addressed promptly. Communication was smooth and reliable throughout my tenancy.
Instead of letting to individual tenants, you let the whole property to D&G Luxury Rooms Ltd under a formal company-let agreement. We pay you a fixed monthly rent and house working professionals in the rooms, managing them fully.
Your rent doesn't change. Occupancy is our commercial risk — we pay the agreed rent under the terms of the agreement whether the rooms are full or not.
Working professionals, including NHS staff, contractors, engineers and mature professionals. All occupants are referenced and managed by D&G.
D&G handles day-to-day management, occupant issues and minor upkeep. Responsibility for structural and major items is set out clearly in the agreement, so both sides know exactly where they stand.
Usually, yes. Most lenders and insurers need to know the property is let to a company rather than individuals, and HMO use must be permitted. We'd always recommend confirming your mortgage and insurance terms allow a company let before signing — we're happy to work through this with you.
D&G operates under formal agreements with clear contractual obligations. As with any lease or tenancy agreement, both parties are protected by the terms of the contract and the legal remedies available under UK law.
Typical agreements are structured for 3–5 years, subject to property suitability and agreed terms.
The property is returned to you in line with the condition terms of the agreement. Many landlords choose to renew — long-term relationships are the point of our model.
D&G maintains £5 million public liability insurance and £50,000 professional indemnity insurance, is ICO registered (No. ZB895739) and is a member of the Property Redress Scheme (No. PRS051920).
